Services/Roof windows and glazing/
A hole cut in a working roof, closed properly.
Fitting a roof window is four jobs in one: cutting the opening, carrying the load the rafter used to, sealing the covering back to the frame, and dressing the membrane so anything that gets underneath runs out over the top instead of into the ceiling.

Velux window installation.
Most of ours go into loft conversions and dark back bedrooms. We cut the opening, trim the rafters and put in the timber that carries the load they were carrying, then fit the window with the kit that matches what is on the roof. There is a different flashing for slate, for a low-profile tile and for a deep-profile tile, and they are not interchangeable however similar they look in the box.
The membrane is then dressed into the frame rather than cut off short at it. That is the detail that separates a roof window which is still dry in fifteen years from one that stains the plasterboard the first time the wind comes from the wrong direction — and it is invisible once the covering goes back, which is exactly why it gets skipped.
Where the house is listed or in a conservation area, the unit is usually a conservation rooflight: flush with the slate, black, with a bar down the middle. They cost more than a standard window and they are generally what an officer will accept, so it is worth asking before you have set your heart on the cheaper one.

Worth knowing.
- How long it takes
- A single window into an existing slate roof is a day, scaffold or a tower included. Two in the same slope are not two days.
- Escape windows
- A loft conversion needs a window big enough and low enough to climb out of. We will tell you what size that makes yours before it is ordered.
- Where it goes
- The rafter spacing usually decides the width, and the head height in the room decides the height. There is less free choice than the brochure suggests.
- Inside finishing
- We leave the reveal square and ready. We can plaster it or you can get your own plasterer in — say which when you take the quote.

The rest of roof windows and glazing.
These sit alongside this one under roof windows and glazing. If yours turns out to be one of those instead, the price is worked out the same way.
Roof window repair
Leaking, misted, dripping or seized roof windows. Usually the flashing rather than the window, and usually cheaper than you were expecting.
Glass roofs and lanterns
Roof lanterns over extensions, glazed links, and conservatory roofs — repaired, reglazed, or swapped for something solid when the old one leaks and roasts.
The other things we do.
Most jobs turn out to be more than one of these at once. If you're not sure which you need, describe what you can see and we'll work it out.
Slating and tiling
Nearly every pitched roof on this coast is slate. Stripping them, re-covering them, matching them to the terrace next door and putting stone back on the ones that had it.
Flat roofs
Fibreglass, EPDM rubber and torch-on felt for extensions, dormers, garages and porches. Laid to falls so water actually leaves the roof.
Repairs and leaks
Slipped slates, cracked tiles, failed valleys, damp patches on the ceiling. We find where the water is getting in before we quote for anything bigger.
Chimneys and leadwork
Repointing, flaunching, chimney removal and rebuilds, plus lead flashings, valleys and soakers cut and dressed on site.
Gutters, fascias and soffits
The cheapest part of the house to look after and the one most often left. Clearing, repairing and replacing gutters, downpipes, fascias and soffits.
Storm damage
Emergency call-outs, tarpaulins and temporary covers when the weather comes in off the Irish Sea. We work with insurers and can supply photos and reports.
