Services/Roof windows and glazing/
It is almost never the window.
A roof window that drips, mists or sticks is usually telling you about the flashing, the seal or the collar round it rather than about itself. Which matters, because the window is the expensive part and the things round it are not.

Roof window repair.
Four things go wrong with a roof window, and they look much the same from the ceiling. The flashing corrodes or was the wrong kit to begin with. The underfelt collar was never dressed into the frame, so water getting under the covering runs straight past it. The sealed unit fails and mists up between the panes. Or the hinges and the opener seize, usually on a window nobody has opened since it went in.
Only one of those is actually the window, and on most models the misted pane can be swapped without taking the frame out of the roof. So the first thing we do is get up there and work out which of the four it is, because the answers range from an afternoon to a full replacement and you should know which before you commit to anything.
Condensation is the other common call, and it is worth saying that it is not a leak. Water running down the inside of the glass on a cold morning is the room's moisture finding the coldest surface in it. That is a ventilation problem, and it is fixed in the loft rather than on the roof.
What we put right
- Corroded, lifted or wrong-kit flashings replaced
- Underfelt collars formed properly where they never were
- Misted and failed sealed units swapped, frame left in place
- Perished gaskets and weather seals renewed
- Seized hinges, catches and electric openers freed or replaced
- Whole windows replaced like for like where the size still suits
- Surrounding slates and tiles made good afterwards
- Condensation traced to its actual cause rather than sealed over

Worth knowing.
- Leak or condensation?
- A leak shows up when it rains. Condensation shows up on cold, still mornings and runs down the glass. They have completely different fixes.
- Repair or replace
- If the frame is sound, repairing it is usually a fraction of a replacement. If the timber has gone soft at the bottom rail, it is not worth the labour.
- Old windows
- Parts for a twenty-year-old unit are often still available. We will check before telling you it needs replacing.
- What it costs to look
- Nothing. There is no call-out charge, and you get a written price before anybody starts.

The rest of roof windows and glazing.
These sit alongside this one under roof windows and glazing. If yours turns out to be one of those instead, the price is worked out the same way.
Velux window installation
New openings cut, trimmed and fitted with the flashing kit that matches the covering. Velux and equivalent, including conservation units.
Glass roofs and lanterns
Roof lanterns over extensions, glazed links, and conservatory roofs — repaired, reglazed, or swapped for something solid when the old one leaks and roasts.
The other things we do.
Most jobs turn out to be more than one of these at once. If you're not sure which you need, describe what you can see and we'll work it out.
Slating and tiling
Nearly every pitched roof on this coast is slate. Stripping them, re-covering them, matching them to the terrace next door and putting stone back on the ones that had it.
Flat roofs
Fibreglass, EPDM rubber and torch-on felt for extensions, dormers, garages and porches. Laid to falls so water actually leaves the roof.
Repairs and leaks
Slipped slates, cracked tiles, failed valleys, damp patches on the ceiling. We find where the water is getting in before we quote for anything bigger.
Chimneys and leadwork
Repointing, flaunching, chimney removal and rebuilds, plus lead flashings, valleys and soakers cut and dressed on site.
Gutters, fascias and soffits
The cheapest part of the house to look after and the one most often left. Clearing, repairing and replacing gutters, downpipes, fascias and soffits.
Storm damage
Emergency call-outs, tarpaulins and temporary covers when the weather comes in off the Irish Sea. We work with insurers and can supply photos and reports.
