Roof maintenance.
Most of the expensive roof work we do could have been cheap roof work five years earlier. A gutter left full puts water down the wall until the rafter feet rot. Three slipped slates let enough weather onto the felt to perish it across a whole slope. None of it happens quickly, and all of it is obvious if somebody looks.
So we do maintenance visits: gutters cleared and flushed, moss and debris off the covering and out of the valleys, ridge and flashings checked and repointed where the mortar has opened up, and anything that has slipped put back with new fixings. Half a day on a normal house, once a year or once every couple of years.
For landlords and commercial buildings we will do it on a standing arrangement and send the photographs each time, so what the roof is doing ends up on file rather than just an invoice.
Two things come up often enough on these visits to be worth naming on their own. A proper inspection with photographs, where you want the condition documented rather than the moss taken off; and loft ventilation, which is behind most of the damp that gets reported to us as a leak and is not one.
What a visit covers
- Gutters and hoppers cleared, flushed and tested with water
- Downpipes rodded and the gullies at the bottom of them cleared
- Moss, leaves and debris taken off the covering and out of the valleys
- Slipped and loose slates and tiles refixed
- Ridge and hip repointed where the mortar has opened up
- Flashings and soakers checked and dressed back down
- Rooflights and vents checked for perished seals
- Photographs of the condition, and anything worth watching flagged

What the work looks like.
Our own photographs, taken on our own roofs — not a stock library.

The jobs this covers.
Each of these is a job in its own right, priced on what it actually involves.
Roof inspections
A proper look at what the roof is doing, with photographs from up there. Free when you want the work pricing, or a written report for a sale or a landlord's file.
Loft ventilation
Wet insulation, black mould on the rafters and drips that have nothing to do with rain. Almost always a loft that cannot breathe, and usually cheap to fix.

Worth knowing.
- When to do it
- Late autumn, once the leaves are down. That is when the gutters need it, and it is before the winter tests everything else.
- Never pressure wash a roof
- It drives water up under the laps and strips the surface off concrete tiles, taking years off them. We scrape and brush instead. It is slower and it does not wreck the covering.
- How much moss matters
- A bit of moss is cosmetic and we will tell you to leave it. A roof carpeted in it holds water against the slate and blocks the valleys, and that is worth taking off.
- Landlords and commercial
- We will visit on a schedule and send photographs each time, so the condition of the roof is documented without you having to chase it.

The other things we do.
Most jobs turn out to be more than one of these at once. If you're not sure which you need, describe what you can see and we'll work it out.
Slating and tiling
Nearly every pitched roof on this coast is slate. Stripping them, re-covering them, matching them to the terrace next door and putting stone back on the ones that had it.
Flat roofs
Fibreglass, EPDM rubber and torch-on felt for extensions, dormers, garages and porches. Laid to falls so water actually leaves the roof.
Repairs and leaks
Slipped slates, cracked tiles, failed valleys, damp patches on the ceiling. We find where the water is getting in before we quote for anything bigger.
Chimneys and leadwork
Repointing, flaunching, chimney removal and rebuilds, plus lead flashings, valleys and soakers cut and dressed on site.
Gutters, fascias and soffits
The cheapest part of the house to look after and the one most often left. Clearing, repairing and replacing gutters, downpipes, fascias and soffits.
Storm damage
Emergency call-outs, tarpaulins and temporary covers when the weather comes in off the Irish Sea. We work with insurers and can supply photos and reports.
