Roofing in Seascale.

There are two Seascales. The older one is the Victorian and Edwardian village that grew when the railway arrived and people came for the sea — larger houses, steeper roofs, natural slate, some with the decorative ridge and bargeboard detail of the period. The other is the housing built in the 1950s and 60s when Windscale and then Sellafield needed somewhere to put several thousand workers.

That post-war housing is the interesting part, because it all went up in a narrow window and it is all now at the same point in its life. Shallow-pitched roofs, concrete interlocking tiles, and bituminous felt underneath. The tiles themselves are often still serviceable at sixty-odd years, but the felt beneath them has gone brittle and torn, and the mortar bedding under the ridge has let go. So a roof that looks perfectly all right from the road is letting wind-driven rain past the tiles and relying on nothing.

The symptom people describe is nearly always the same: dust or grit in the loft after a windy night, a damp patch that comes and goes with the weather, or a bird getting in at the eaves. That is perished felt, and it means a re-cover rather than a repair — but often the existing tiles can be lifted, sorted and re-laid, which takes a real chunk out of the price.

And then there is the position. Seascale is on the beach. The front row of houses takes the Irish Sea head on, and everything we said about coastal fixings applies here with knobs on.

What the weather does here.

Seascale is about as exposed as St Bees, and for the same reason: open Irish Sea to the west with nothing in between. Salt air, driving rain that arrives sideways, and gales that get under anything with an edge.

On the 1950s housing that combination is particularly unkind. A shallow pitch gives wind-driven rain an easier route under the tiles than a steep one does, so those roofs depend on the felt underneath more than a Victorian slate roof does — and it is exactly that felt which has perished.

So the fix is not cosmetic. A re-cover with new breathable membrane, proper coastal-grade fixings and a mechanically fixed ridge turns a roof that is quietly failing into one good for another lifetime.

Guttering — Google, 22 November 2019

“Top service! Came out after some storm damage to my roof by storm Eowyn. They were there within the hour from me making contact and carried out a temp fix and make the roof watertight whilst i logged a claim with my insurers. Once my insurance claim was authorised they came straight back out to do the permanent repairs and even waited for the insurance payout to hit my bank before I paid them. All done in good faith and nothing was too much trouble. Would definitely recommend.”
