Stripped back and re-covered.
When the nails have gone there is nothing left to patch to. We strip the old covering off, look at the timbers while the roof is open, then felt, batten and re-cover in slate or tile. A standard semi takes about two days.

Re-roofing.
A roof that has had its day tends to say so in small ways first: slates in the garden after a gale, a course that has slipped where the nails have rusted through, daylight in the loft. That is nail sickness, and it is not repairable — the slates are usually sound, but the iron fixings holding them have corroded away and will keep letting go one at a time. Once that has started, patching becomes a standing arrangement, and re-covering costs less over five years than the repairs do.
We strip the old covering off, look at the timbers while the roof is open, then felt, batten and re-cover. Natural slate, reclaimed slate to match the rest of a terrace, or concrete tile where the pitch or the budget calls for it. Ridges and hips are bedded, pointed and mechanically fixed, and valleys and flashings are renewed in lead rather than patched around.
Scaffolding, the skip and the clear-up are in the price. You should not be left with a pile of broken slate on the drive when we go, and you should not be finding out about scaffold hire in a second invoice.
What a re-roof covers
- Scaffold up, and the old covering stripped and taken away
- Rafters, purlins and wall plates checked while they are open
- Any rotten timber cut out and replaced, priced before we do it
- Breathable membrane and treated battens throughout
- Natural slate, reclaimed slate or concrete tile to suit the house
- New lead valleys, flashings and soakers
- Ridge and hip bedded, pointed and mechanically fixed
- Skip, sweep-up and the site left clean

Worth knowing.
- Repair or re-roof?
- If a repair will see you through, we will say so. Nail sickness is the dividing line: once the fixings are going, patching is money after money.
- Rotten timber
- You only find out what is under the felt once it is off. Anything that needs replacing gets shown to you and priced before we cut it out.
- How long it takes
- Two days for a standard semi once the scaffold is up. Bigger or more complicated roofs we will give you a real number for, not an optimistic one.
- Weather
- We never open more roof in a day than we can close again, so a wet afternoon does not become water in your bedroom.

The rest of slating and tiling.
These sit alongside this one under slating and tiling. If yours turns out to be one of those instead, the price is worked out the same way.
New roof installation
The first roof on a new build, an extension, a dormer or a garage — worked out for the pitch and the exposure before a single slate goes on.
Slate roofing
Welsh, Spanish, reclaimed and Lakeland green — what separates one slate from another, and which one belongs on your house.
Heritage roofing
Listed buildings, conservation areas and old stone houses. Reclaimed slate, lime mortar, and the conversation with the conservation officer before the scaffold goes up.
Stone roofs
Cumbrian stone slate and Westmorland green, graded and set out in diminishing courses. Heavy coverings, so the timbers get looked at before anything goes back on.
The other things we do.
Most jobs turn out to be more than one of these at once. If you're not sure which you need, describe what you can see and we'll work it out.
Slating and tiling
Nearly every pitched roof on this coast is slate. Stripping them, re-covering them, matching them to the terrace next door and putting stone back on the ones that had it.
Flat roofs
Fibreglass, EPDM rubber and torch-on felt for extensions, dormers, garages and porches. Laid to falls so water actually leaves the roof.
Repairs and leaks
Slipped slates, cracked tiles, failed valleys, damp patches on the ceiling. We find where the water is getting in before we quote for anything bigger.
Chimneys and leadwork
Repointing, flaunching, chimney removal and rebuilds, plus lead flashings, valleys and soakers cut and dressed on site.
Gutters, fascias and soffits
The cheapest part of the house to look after and the one most often left. Clearing, repairing and replacing gutters, downpipes, fascias and soffits.
Storm damage
Emergency call-outs, tarpaulins and temporary covers when the weather comes in off the Irish Sea. We work with insurers and can supply photos and reports.
